ABOUT THE BOARD OF ZONING APPEALS (BoZA)

Since the adoption of the current zoning ordinance in June 1980, Winchester has maintained a Board of Zoning Appeals. In Tennessee, boards of zoning appeals are empowered to hear and decide appeals of staff actions and interpretations, hear and decide requests for special exceptions, and authorize variances from zoning regulations when complying with the regulations would result in exceptional practical difficulties or undue hardship to a property owner. The Board of Zoning Appeals regularly scheduled meetings are typically held on the 3rd Monday of each month at 5:00 p.m. at the City Annex, 123 1st Ave. N.W., Winchester, TN 37398.  Refer to the Community Development main page for submittal deadlines and meeting dates.

*Note: Any unsigned Board of Zoning Appeal Minutes is not a legal document*

Note: Special called meetings of the Planning Commission or Board of Zoning Appeals can be requested.  Such special called meetings are subject to an additional fee ($300) and must be received in time to provide public notice in the local newspaper. Typically, the public notice needs to appear at least seven (7) days prior to the special called meeting.

MEMBERSHIP

Presently, the Board of Zoning Appeals consists of six (6) members.  The board's makeup is such that there are five (5) city residents and one (1) representative from the city’s reserved planning region. Of the five (5) residents, three are residents at large, while two are representatives of the City Council.
